Our process begins with a consultation to understand your unique vision and needs. We relentlessly pursue excellence as we move forward in building the custom home of your dreams!

1. Preliminary Meeting

  • First, we’ll get to know each other and discuss your vision for your new home.
  • We’ll tell you about us, explain the design process and provide information about our construction process. We’ll show you our previous work and brainstorm together.
  • If you already have a lot picked out, we’ll visit it with you. If not, we’ll help explore the many great neighborhoods in the San Antonio and surrounding areas. Many of them we have experience building.

2. Pre-Construction Agreement

  • Cost: The pre-construction agreement is $15,000. Throughout the entire process, you will own all the work product we develop together. This includes ideas, designs, visions, material selections, budgets, and more. If you choose not to build with Pencsak Builders or the time just isn’t right, you can take the work product with you.

What we’ll accomplish together during pre-construction:

  1. Collaboration and Design Process: We work closely with you and the architect/designer to bring your vision to life. This involves assessing the lot’s topography, considering factors such as slopes, elevation, views, and sunlight. Your input is vital, and we prioritize your preferences.
  2. Selections for Home: We will assist you in choosing various elements for your home such as flooring, cabinetry, countertops, fixtures, appliances, and finishes. Our guidance help align your choices with your style, preferences, and budget, giving you full control over the selections.
  3. Preliminary Budget Preparation: We will provide you with a comprehensive budget that takes into account factors like home size, complexity, materials, and scope of work. This estimation will help you understand the project's cost and timeline. Additionally, we will also assist you in making any necessary adjustments to the home’s size and selections of the home to meet your budget requirements.

3. Contract

  • A custom home contract is typically signed once the plans, design and selections are finalized for the home. This document outlines the terms and conditions of the construction process and serves as the legal agreement between us.
  • Detailed architectural drawings created, plans submitted for engineering and ACC/HOA approval, and city approval.

4. Construction

  • Once we receive engineered plans, city, and ACC/HOA approval - THE FUN BEGINS!
  • Get access to your own online portal Buildertrend where you will see your allowance budget, project schedule, picture updates and communicate with our team. You can conveniently access the portal from your computer or smart phone.
